What permits and documents are required to rent a tourist apartment?
To be able to have a license and convert your property into a holiday rental property you must obtain a tourist certificate HUTG.

What is a tourist license?
The tourist license is an official declaration that some cities in Spain require when an owner wants to rent his property for a tourist purpose.

What is a tourist property?
It is called a property for tourist use when the owner grants it to third parties in exchange for a price agreed for the next 31 days.
These properties can be for commercial use through promotional channels and / or tourist offers, whether vacation rental agency, real estate agencies, etc..
What are the steps to follow in order to obtain the Tourist License - HUTG?
Generally there are five steps:
1- Mainly to be able to have a vacation rental you must comply with the technical and quality conditions, such as being in possession of a Certificate of Habitability and Energy Certificate.
2- Then you will have to clarify the use that you are going to give to the apartment. If you want to increase the yield of your property must meet minimum conditions to accept a greater number of tenants whose characteristics must be reflected in your Certificate of Habitability.
3- The equipment of the tourist apartment or property is essential to rent it. It must be sufficiently furnished. Besides maintaining a minimum level of hygiene and care of its facilities.
After these first third steps, you must declare this new tourist economic activity in the Tax Agency:
4- You will have to go to the offices of the Tax Agency and register the economic activity of your tourist apartment or property that will obtain the license under the concept ‘Housing for tourist use’.
5- You must take into account the taxes of obligatory payment of housing. For it, you will have to carry out the self-settlement corresponding to the period from which the activity was registered.
It is important to know that in each autonomous community, the obtaining of the tourist license can vary in the presentation of documents and permissions.
Especially in Catalonia, these documents and permits must be submitted to the City Council and everyone can decide which forms and requirements they want. In the case of Barcelona, this procedure is currently suspended.
